Nareen Village is a 64 retirement unit development at Hamlyn Terrace for Uniting Care Ageing.

Constructed on a greenfield site, program was extremely tight from the outset, with the site requiring significant clearing and earthworks prior to the installation of site services and roadworks before construction of the units could begin. The village contains a mixture of standard design throughout. The units themselves vary between two and three bedrooms, all with garages. The residential style construction allowed the work to progress at a rapid pace working in a logical sequence and completing the project on time.

Delivered under a Design Development and Construct contract, Uniting Care Ageing provided a concept design and room data sheets. North's took this concept and engaged EJE Architecture as the lead consultant to develop the design and move through to construction.

The result is a quality project, that met the clients brief and time frame.

LESSONS LEARNT - This project was heavily reliant on trade compliance to programme. As the units rolled through the building process, there were stages when we had all trades from bulk earthworks right through to painters and tilers finishing the dwellings. Clear, daily communication with and among the trades was key. We held daily pre-start talks and fortnightly subcontractor meetings to keep everyone on track and accountable. All trades were not only accountable to our programme, but to the trades who were following them through the buildings and this enabled open and honest communication between all trades onsite, allowing us to achieve our goal of a successful completion and a project with high worker morale!
